The Unexpected and Questionable Green Products at PCBC

As we walked into the mammoth PCBC (Pacific Coast Builder Conference) at the Moscone Center in San Francisco we couldn’t help but notice the hanging banners with the words – Power. Forward. Sustain. Of course we could see Power and Forward, as we wouldn’t expect Weakness and Backward but then – Sustain. That omnipresent word like Green that has seeped into the mindset of builders and developers. Or has it? Is it part of the green spin or are things starting to move forward in a powerfully sustainable direction? We decided that “both” loomed as the right answer. For this installment, we decided to cover some of the unexpected and the questionable lower profile “green” products. Sorry about the ” ” around the green but you’ll see where we go with this idea.

We totally got buzzed about something so innocuous that we almost walked passed it because it didn’t have a bunch of Green banners proclaiming its greenness. This Verve living system offers what they called a living control system which in simple terms operates like a whole house lighting system. We’ve seen these before but this one operates on battery free, self sustaining technology or what they call energy harvesting radio frequency technology. Pretty scientific for us but the little gizmo works in a panel that reduces the power so that certain switches can come on at certain levels and times. The systems extends bulb life and new homes don’t need copper wiring installed if they use this system. We even like the parent control which operates like the driver’s control when it comes to locking and unlocking car doors. We’re locked for this system.

Small Homes Banned

Schoolhouse Park SubdivisionSmaller homes are more energy efficient generally, and consume fewer resources for their construction. In the United States, the average house size has been skyrocketing in the past few decades from 983 square feet in 1950 to almost 2,350 square feet in 2004.

Smaller buildings are potentially more affordable, are better suited to livable neighborhoods, and serve the needs of smaller families (while our houses have more than doubled in size since 1950, the size of the average family has actually decreased in that same period). There are already developers who understand this, but sometimes, the municipalities make it impossible to build smaller homes.

Marty Pieroni, a developer in Kuna, Idaho was turned down on his request to build some houses smaller than the 1,400 square foot minimum set by the city. With rising energy costs and the current housing credit crunch, there is an increasing demand for smaller, more efficient houses. But the city government (whose tax base is determined by the value of the developed property within its bounds) does not want to allow smaller properties and has turned down the request.

Adventures in Windows, Part 1

It started innocently enough. I went to a green home show in Portland, Oregon to learn more about sustainable products for my business. I saw a booth for Penguin Windows, which I had seen advertised on TV, and signed up for a free assessment of my windows.

I own a manufactured home that was manufactured in 2000. I figured I didn’t have too much to worry about. The windows seemed to be working fine, and we had no comfort problems. I was looking forward to learning about their product, and curious as to how much it would cost to replace my windows with more efficient models, purely for research purposes. Little did I know ….

When the salesmen arrived, they started by explaining that they would be looking at the condition of my windows, inside and outside, taking some measurements, then give me a demonstration of their windows, and finish with the estimate for replacing the windows. So, off we went.

LEED Double Platinum for Construction Offices

Mutual Building in Lansing MIThe headquarters of a construction firm in Michigan has the distinction of being the first building to achieve LEED “double platinum” certification. What is more, according to the company, the cost of construction was no greater than conventional building practices.

The Christman Construction offices in Lansing MI occupy roughly half of the 64,000 square foot building which was initially built in 1928. The project cost $12 million, and also benefited from brownfield credits as well as state and federal historic preservation tax credits.

Permeable Pavers Protect Water Quality

Demonstrating Water Absorbtion of Pavers Stormwater management is an urban logistical requirement. Rainwater and the water from melting snow have to be dealt with. When plants and soil, which absorb water from rain and snow are replaced with buildings, roads, and other impervious materials, the water from a storm no longer goes into the ground where it can recharge the water table, but stays on the surface and has to be managed in some fashion to keep the streets and buildings from flooding. Low water tables lead to water shortages and increased costs for water supply. However, much of the stormwater that falls on towns and cities is treated as a waste material to be gotten rid of, rather than as a resource for the community and the region.  Water conservation is certainly one part of protecting our water supply.  But  stormwater is another part of the hydrological cycle , and better management of  that water can contribute significantly to improving water quality and decreasing resource consumption. Eco-Tourism gets Political Boost

WaterColor InnI remember reading the little placard on the bathroom vanity advising me to hang my damp towels with curiosity. We were on vacation and it was the first time I had ever heard of such a thing. We did this at home, but it seemed more practical – a way to avoid doing laundry each night. There was also a note about turning the lights out when we left our room. Little things.

We discussed the hanging of the towels and the turning off of the lights over a shrimp dinner that night at some tourist trap. I remember my mom saying that if we all do a little, we can do a lot. So I thought it was great when I heard of Florida Gov. Charlie Crist’s new executive order that requires state agencies and departments to hold meetings and conferences at lodgings that meet the new Florida Green Lodging standards. First 100% Off-Grid Green Building in San Francisco

kids-center.jpgIn San Francisco, some well financed and publicized condo projects like the Arterra spend big marketing dollars to push its LEED – NC status (wonder why they didn’t shoot for LEED on its other project the Hayes?) while the EcoCenter at Heron’s Head Park LEED certified facility opened in relative obscurity.

This landmark youth education facility and environmental center sits smack in the Bayview Hunters Point neighborhood right next to the former PG & E power plant. Of all the areas in SF this area truly needs the Green building support. We’re psyched to report that the EcoCenter marks the first 100% off-grid green building in San Francisco, and boasts features that set the bar high for green building.

First LEED Certified MedSpa

Yes, most of this list refers to the Brit series Ab Fab but if Eddy and Patsy turned in their smokes and cocktails for organic and sustainable munchies then they too would be excited for the opening of the Epi Center MedSpa, the first LEED certified MedSpa in the country. (Another LEED spa exists in D.C. but it isn’t a MedSpa). So, because fictional characters from a long ago Brit TV series couldn’t check out this just opened San Fran based spa, I decided that I had to do it. Read the rest of this entry »

Digital Green Turns Gold

When the Internet extended its wiry tentacles to the small town that I grew up in, I had no idea what it was. I pictured it being a room full of wires and lights, like a super computer android version of a phone operator.

As I matured, I realized it wasn’t that at all, but a more mystic existence of floating pockets of digital information in constant flux, existing in digital clouds that were suspended just above the atmosphere.

Of course, neither of those images is or was correct. But as it turns out, I was closer to the target with my first guess. Massive server rooms take up space and energy all over the world, storing the information and websites we web junkies feed on for survival. Luckily, they are starting to go green.

Digital Realty Trust, Inc., a technology real estate company, has taken a bold step into the green world by renovating a 90-year-old printing facility in Chicago. They have turned the plant into the world’s first LEED gold-certified data center. Not only is this a paradigm shift for future data centers—it may change the way LEED building companies approach renovations.

Lettuce Eat Green

mixt-greens3.jpgRestaurants here in San Francisco open, and close, almost as often as the fog rolls in so we don’t usually pay an extreme amount of our precious attention to another restaurant du jour. Mixt Greens recently opened but they don’t qualify for new kid on the block status nonetheless they do deserve green props. Thus I direct my attention to their third installment of the Mixt Greens empire.

This third location, located in SoMa, just opened and used zero-VOC paints to improve the air quality, and I could definitely smell the food and not the fumes. They even used recycled paint to cover their ceiling. I didn’t find any bamboo or cork for the flooring but something better as they used an unfinished concrete floor with 50% flyash content. That high flyash content along with the fact that the floor will last a long time (plus it’s easy to clean) makes that choice a no-brainer. Read the rest of this entry »
